Unit Cold Storage is building a new model for temperature-controlled industrial real estate with the development of dedicated cold storage facilities in Seabrook, Texas; Norton, Massachusetts; and Lake Worth, Florida. Unlike traditional shared cold storage warehouses, the company provides individually leased, temperature-controlled units that give operators complete control over their own facility, docks, workflow, and operations. Each unit offers flexible temperature capabilities ranging from -15°F to +55°F.
Target Market The facilities are designed to serve food manufacturers, importers, distributors, seafood companies, pharmaceutical businesses, and other temperature-sensitive operators seeking greater flexibility and operational efficiency.
Company Background Unit Cold Storage was founded by industry veterans with more than 100 years of combined cold storage experience. The company was created to address the growing demand for dedicated infrastructure that eliminates many of the operational challenges associated with shared warehouse environments.
Timeline Pre-leasing is currently underway, with the first facilities scheduled to deliver in 2026.
Why It Matters
For foodservice operators and distributors, dedicated cold storage can reduce operational friction—no shared dock congestion, no scheduling conflicts, and no compromise on temperature protocols. As supply chain complexity grows, having direct control over temperature-sensitive inventory may justify premium lease rates for high-volume users.
