The residential rebranding is a conversion play rather than ground-up construction, allowing Nobu to enter the market without the full capital load of a new-build hotel project. That asset-light adjacency — attaching the restaurant brand to existing real estate — has become a core growth lever for Nobu as it competes for affluent consumers alongside peers such as Zuma, Nobu rival omakase concepts, and hotel-anchored fine-dining operators.
