Sprouts Farmers Market has opened its new 180,000-square-foot build-to-suit corporate headquarters at CityNorth in North Phoenix, completing a multi-year real estate process for the 500-plus-unit natural and organic grocery chain. The campus spans seven acres and incorporates a new office building, a flagship Sprouts store, and additional retail space for complementary tenants — making it both an operational anchor and a live showcase for the brand.
Project Scope
Trammell Crow Company served as developer on the build-to-suit project, with Wespac Construction as general contractor and RSP Architects handling design. Keyser Commercial Real Estate advised Sprouts throughout the engagement, covering site selection, incentives negotiation, transaction management, and project management coordination. JLL served as retail commercial advisor for the tenant-facing portions of the campus. The project has been recognized by AZ Big Media among its "Commercial Real Estate Projects to Know in 2026."
What It Means for the Chain
For a specialty grocer operating more than 500 stores across 25 states and employing approximately 36,000 team members, a purpose-built headquarters carries direct operational significance. Consolidating support functions into a single campus typically improves cross-functional coordination — supply chain, merchandising, marketing, and real estate teams working in closer proximity — which matters as Sprouts continues expanding its store count. The inclusion of an on-campus flagship store gives corporate staff direct exposure to the retail environment and provides a test bed for merchandising concepts before they reach the broader network.
Jonathan Keyser, Managing Partner of Keyser Commercial Real Estate, said the engagement centered on translating the operator's culture priorities into real estate execution. "Sprouts had a clear vision for what it wanted its new headquarters to mean for its people and its future," Keyser said. "It has been incredibly rewarding to see their vision become a reality."
Segment Context
The investment underscores the durable growth trajectory of the natural and organic grocery segment even as broader food retail contends with traffic and margin pressure. Sprouts has positioned itself in a differentiated lane — produce-forward assortment, curated specialty sets, strong private-label presence — that supports above-average unit volumes relative to conventional grocery peers. A flagship store embedded in its headquarters also signals a commitment to product discovery and innovation culture, themes that resonate with specialty food and beverage operators navigating a crowded wellness-products marketplace.
The CityNorth campus build-out reflects a broader trend among foodservice and food-retail chains investing in purpose-built support infrastructure as unit counts scale past the 500-store threshold — a point at which ad hoc office arrangements typically give way to consolidated operational hubs designed to sustain long-term growth.
